HOUSE RULES
(Binding for all Customers and all use of the property)
These House Rules apply to the Customer and all persons staying at or visiting the property. The Customer is fully responsible for compliance with these rules throughout the stay.
1. General Responsibility
The Customer is fully responsible for:
The use of the property
All persons staying at or visiting the property
Ensuring that these House Rules are followed at all times
Only the agreed number of persons may stay overnight in the property.
2. Smoking
Smoking is strictly prohibited indoors.
Indoor smoking constitutes a material breach of contract and may result in:
Immediate termination of the stay without refund
Full charging of all costs for additional cleaning, deodorization, and remediation
3. Quiet Living – No Parties
The property is intended for residential use only.
Parties, events, or gatherings are strictly prohibited
Loud music, disruptive behavior, or complaints from neighbors are not permitted
Quiet hours apply between 22:00–07:00 (10:00 PM–7:00 AM)
Violation may result in immediate termination without refund.
4. Electricity, Heating & Energy Use
The maximum permitted indoor temperature is 25°C
During the heating season, windows must not be left open in heated areas
The Customer must be generally economical and responsible with electricity, heating, and water
Lights, heating, and electrical appliances must be switched off when not in use
Excessive, negligent, or abnormal energy consumption may result in:
Adjustment of heating or system settings
Additional charges corresponding to actual excess energy costs
5. Waste Management & Recycling
All waste must be sorted according to the instructions provided on the bins located outside the property
Food waste and general waste must be separated as instructed
Waste bins must be placed by the roadside for collection according to the provided instructions
The Customer is fully responsible for:
Knowing collection days and times
Sorting waste correctly
Any fees, penalties, or additional charges due to incorrect sorting, missed collection, or extra pickups shall be paid in full by the Customer.
6. Kitchen & Food (Check-out Requirement)
Upon departure:
All trash must be removed
No food items may be left in the refrigerator, freezer, or cupboards
Dishes must be placed in and the dishwasher started
The kitchen must be left clean and orderly
7. Laundry & Textiles
All used:
Bed linen
Towels
Other provided textiles
must be placed in the laundry room upon departure.
8. Cleaning & Additional Fees
Even if professional cleaning is included in the agreement, the Customer remains responsible for:
Leaving the property in a reasonably tidy condition
Complying with rules regarding kitchen, waste, and laundry
Failure to comply may result in additional cleaning fees, including but not limited to:
Food or waste left behind
Incorrect waste sorting
Excessive dirt or mess
Smoking-related cleaning
9. Technical Issues & Fault Reporting
Any technical issues, malfunctions, or damage must be reported immediately to LIPE Fastigheter.
Failure to report issues promptly may result in the Customer being held liable for consequential damage.
10. Cameras & Monitoring
For safety, operational, and energy-efficiency purposes, the property may be equipped with:
Outdoor surveillance cameras
Temperature monitoring
Energy consumption monitoring
No monitoring takes place inside private living areas. All data processing is carried out in accordance with applicable data protection laws.
11. Negligence, Damage & Loss of Rental Income
The Customer is fully liable for any damage to the property, its fixtures, furnishings, or installations caused by:
Negligence
Carelessness
Misuse
Failure to follow the House Rules
This liability applies regardless of whether the damage is caused by the Customer directly or by any person staying at or visiting the property.
If damage caused by the Customer (or persons for whom the Customer is responsible) results in the property being partially or fully uninhabitable and therefore unavailable for rental during repair or restoration works, the Customer shall also be liable for the Landlord’s loss of rental income during such period.
The loss of rental income shall be calculated based on the same daily or weekly rental rate as agreed in the Customer’s rental agreement, for the entire period the property cannot be rented out due to repairs attributable to the Customer.
GENERAL TERMS & CONDITIONS
(Supplementary to the House Rules)
1. Scope & Applicability
These General Terms & Conditions apply to all rentals provided by LIPE Fastigheter AB, unless otherwise agreed in writing.
In the event of conflict, the individual rental agreement shall prevail.
2. Condition of the Property
The property is rented out in its existing condition. The Customer assumes full responsibility in accordance with the agreement and the House Rules.
3. Damage, Negligence & Liability
The Customer is liable for all damage to the property caused by:
Negligence
Carelessness
Improper use
Breach of the House Rules
This liability includes damage caused by any guest, visitor, or third party for whom the Customer is responsible.
The Customer shall reimburse the Property Owner for:
The full cost of repairs, replacement, and restoration
Any applicable insurance deductible paid by the Property Owner
Any consequential losses resulting from the damage, including loss of rental income
If the property cannot be rented out during repair or restoration works due to damage caused by the Customer, the Customer shall compensate the Property Owner for the loss of rental income for the entire affected period. Such compensation shall be calculated based on the rental price agreed in the Customer’s rental agreement.
The Property Owner is not responsible for loss, theft, or damage to the Customer’s personal belongings.
4. Utility Interruptions
Temporary interruptions to electricity, water, heating, or internet services do not entitle the Customer to compensation.
5. Immediate Termination
The Property Owner has the right to terminate the agreement with immediate effect and without refund in the event of:
Indoor smoking
Parties or serious disturbances
Property damage
Serious or repeated violations of the House Rules
6. Alternative Accommodation / Substitute Property
In the event that the Property becomes unavailable, uninhabitable, or unsuitable for the agreed stay due to circumstances beyond the Landlord’s reasonable control (including but not limited to technical issues, force majeure events, safety concerns, or necessary repairs), the Landlord reserves the right to offer the Tenant alternative accommodation. Such alternative accommodation shall be of similar standard, size, location, and quality as the originally agreed Property. The substitution shall be made at no additional cost to the Tenant.
If no reasonable alternative accommodation can be provided, the Tenant shall be entitled to a refund of any prepaid rent for the unused period of the stay. This shall constitute the Tenant’s sole remedy, and the Landlord shall not be liable for any additional costs, losses, or damages incurred by the Tenant.
7. Force Majeure
The Property Owner shall not be liable for failure to fulfill obligations due to events beyond reasonable control, including but not limited to war, riots, labor disputes, fire, explosions, extreme weather, or governmental actions.
8. Governing Law & Disputes
These terms and any related agreement are governed by Swedish law.
Any dispute shall be settled by Swedish courts.
